Location
The steading is located near the village of Hatton which is just off the A90 between Ellon and Peterhead, to the north of Aberdeen.
It's just a five minute drive to the beautiful beach at Cruden Bay with its championship golf course, a 20 minute drive to the Trump International golf links development and an easy 30 minute drive into Aberdeen Airport.
Setting
The Steading itself is set in a plot of approximately two acres of land, which includes a paddock.
Accessed by its own driveway the property offers a secluded but not isolated environment and enjoys panoramic views of the beautiful surrounding countryside.
Work to date
All significant exterior works have been completed (i.e. it is wind and water-tight) with bespoke hardwood windows and doors fitted to finish all the new openings.
Internally it is at first fix stage: under-floor heating is fitted throughout with stud walls in place.
Boarding out and wall / ceiling insulation are partly completed with materials on site included in sale price.
The property has been prepared for a ground source heat pump to provide the under-floor heating and hot water.
All external drainage with septic and rainwater harvesting tanks is complete. An oil tank is in place to provide the option of an oil fired AGA in the kitchen.
