17th century stone barn recently converted to a three bedroom property with additional self contained one bedroom unit, all set on a two acre plot with swimming pool and conveniently located between the Mediterranean beaches close to Perpignan and the ski resorts of the Pyrenees

A stunning, recently converted period barn (built of local stone the barn dates to circa 1650 and retains the original beams). Secluded but not remote, it is built into the top of a ridge and faces south, well protected from prevailing westerly wind.

The barn is set in lovely sloping grounds - formerly a vineyard - overlooking the rooftops of the hamlet of Rigarda in the valley below, and conveniently located between the Mediterranean beaches close to Perpignan and the Ski resorts of the Pyrenees.

Ground floor

Master bedroom - centrally heated with en-suite shower and wash basin. Wood floor.

The grounds

The barn is set in approximately two acres of hillside, 1000 feet above sea level.

There is a delightful, mature, landscaped garden containing natural stone terraces, flower beds, shrubberies, fruit trees, a small vegetable patch and a fish pond. There is a small lawn, a single-car garage and a spacious car parking area for up to five cars.

An 8.5m by 4.5m swimming pool with natural stone-built pool pump-house, is situated on one of the terraces. A central-heating boiler house cum tool shed adjoins the exterior of the barn.

A small irrigation canal runs down the side of the lane that leads to the property.

The property as a whole commands superb views across the valley to the east and south, which is planted with vines and cherry orchards. The land to the north and west contains vines, cherry, peach and nectarine orchards and olive groves. Mount Canigou rises 2,784 meters approximately 14 kilometers to the south-west.

Location

2 km south of Vinca town off the A116 Perpignan to Andorra road. Perpignan airport is approx 30 minutes away (daily flights from Stansted and Paris throughout the year, and from Birmingham and Manchester during the summer months).

Girona airport, just over the Spanish border, is approx 1hr 30min.

The small town of Vinca (5 mins away) has shops, banks, post office, garage, fire station, doctor and dentist, pharmacy, bars, restaurants, tennis courts and rugby field and lake with a man-made beach and childrens play area. Trains and buses run from the town.
