Four bedroom thatched roof barn conversion in Halvergate, Great Yarmouth

Horseshoe Barn is a thatched grade 2 listed converted barn (2002), one of a group of five in a unique development set in the very heart of the tranquil village of Halvergate.
The setting is stunning, from the chestnut lined meadow bordering the front of the barn to the wild marshes surrounding the village.
Halvergate is appx. 14 miles east of Norwich with fast access (20 mins) via the A47. The N&N University hospital is easily accessed as is the James Paget Hospital at Gorleston on Sea.
Great Yarmouth and the beautiful Norfolk coast is 9 miles East and The Norfolk Broads are within easy reach.
Halvergate is popular with walkers and birdwatchers and the popularity of the village means that the barn could, if desired, be turned into a bed and breakfast business - the layout of the interior would make this a viable option.
Local shopping can be found in the nearby village of Acle which also has a train link to Norwich station and the main line service to Liverpool Street - 1hr 40 mins.
While retaining the characteristics of a barn the house is comfortable and the rooms are proportioned to give a homely feel.
There are extensively planted gardens to the front and side and a very large paved area behind and to the side of the house. Each of the ground floor rooms has French doors giving access to this paved area and the garden.
The rear of the house is screened with climbing roses and hedging and is an ideal barbacue area. It is also a sun trap. There is a double garage / outbuilding and room to park several cars.
The front door leads into a large entrance / dining hall from which there is access to the living room (with log burning stove and French doors to the garden) and the large dining kitchen with integrated dishwasher, fridge, freezer, top quality large range cooker and a water tap providing filtered water directly off the mains. Doors from the kitchen also open out onto the the patio / garden.
There is also a downstairs cloakroom, a utility room and a study leading through to a conservatory with doors to rear patio area.
Stairs from the hall lead to a cleverly designed landing with windows overlooking the front garden, off which are three double bedrooms (one with en suite shower room) and a family bathroom - both with white suites. Two of the bedrooms have large walk in cupboards.
Mains water and drainage and oil central heating via radiators with thermostats. There is a bottled gas supply for the stove.
