Positioned on a non-working farmyard with farmhouse and two other barn conversions, approximately two and a half miles from the village of Lapford, ten miles from Crediton, thirteen miles from Tiverton and within easy reach of the M5 at Junction 27.

Lapford has facilities such as primary school, post office, garage, mini supermarket and two public houses, and train and bus connections to Exeter and Barnstaple.
