Characterful mill building conversion in Upper Weardale, Co. Durham

Stone built mill buildings sympathetically converted to a three bedroom property with separate outbuilding currently used as a home office, all set in good sized grounds near the Co. Durham village of Daddry Shield

Pinfold Mill is a three bedroom property converted from former mill buildings with the benefit of a further stone outbuilding used as a home office.

Situated just 50 metres from the village of Daddry Shield in the heart of the North Pennines Area of Outstanding Beauty, these stone-built former cornmill buildings were sympathetically converted in 2002, using local reclaimed materials where possible.

Set 50 metres from the A689, it is quiet without being remote and has eminently flexible accommodation for a family home, a comfortable retreat or a live / work home.

The property

The conversion features two glazed arched windows, two generous reception rooms, a kitchen / dining room, a mezzanine-style bedroom and two further double bedrooms, a family bathroom and separate ground floor shower room.

Every room in this conversion has features which are the legacy of its previous uses, first as a cornmill and then as a run of three barns and byres.

GROUND FLOOR

The ground floor has underfloor heating throughout and each of the two reception rooms has a multi-fuel stove.

The large farmhouse kitchen / dining room (6.5m x 6.2m) is in the centre of the house. It is a very big room, floored with Indian stone, with vaulted double height ceiling, some exposed stone and some rough plastered walls and exposed beams. The units are hand made from reclaimed wood.

Leading from the kitchen are doors to the utility room / rear entrance lobby, which gives access to the rockery / garden and stone terrace, and to the two large reception rooms, each benefitting from natural light through the arched windows.

Reception room one (5.5m x 5.8m) has a multi-fuel stove, tv and telephone points, a beautiful arched window and a reclaimed wood floor. From here a pine staircase leads to the first floor.

Reception room two (6m x 5.4m) has another stunning arched window, a deeply recessed fireplace with multi-fuel stove and magnificent chimney breast, Indian stone floor and exposed beams. This room has a double height ceiling with many beams and also has a mixture of exposed stonework and painted rough plaster walls. There are tv and telephone points. A pine and pitch pine staircase leads from here to the third, mezzanine bedroom

Also on this level is a fully tiled shower room with large, quadrant shower, heated towel rail, handbasin and WC.

FIRST FLOOR

Staircase from reception room two leads to a mezzanine bedroom (5.83m x 1.91m), which has ample room for a double bed, wardrobes and storage chests.

Staircase from reception room one leads to the two double bedrooms and a bathroom.

The family bathroom has bath, mixer shower taps, heated towel rail and Sottini basin and WC. The bathroom and bath panel are tiled with Etruscan-type small tiles.

Bedroom one (6.64m x 3.1m) has a full wall of fitted wardrobes in natural pine, and a low-level radiator.

Bedroom two (3m x 2.93m) has a full-sized radiator. There is also access from here to the floored roof area, via a professionally installed loft ladder.

Outside

Externally there is a parking area suitable for up to six cars, a generous uncultivated paddock / garden, bordered by a stream and a large stone outbuilding, currently used as a home office.

Location

Weardale is perfectly situated for access to Durham, Darlington and Newcastle to the east; Carlisle, Penrith and the Northern Lake District to the west and Hexham, Hadrian's Wall and the Northumbria Coast to the north.

It is well served by primary and secondary schools.
