Four bedroom barn conversion (with permission to extend further) set on three acres of land in a tiny Norfolk hamlet, six miles from the town of Holt and ten miles from Norwich International Airport
Whitefoot Lodge (Irmingland Barn) is a period barn dating from the late 18th Century and was converted by a well known Norfolk architect for us in 1988.
The barn sits in its own three acres of formal gardens and arboretum, all planted by ourselves. There is an organic vegetable plot, soft and hard fruit and a mini bowling green (good for putting or croquet if you are not into bowls). There is a large natural pond with waterlilies, irises and other acquatics. The ornamental woodland is underplanted with daffodils, bluebells and rododendrons.
The house has retained much of the character of the original barn with exposed beams and roof trusses and vaulted ceilings but the house is not open plan. The emphasis is on comfort and versatility and all the work was done to the highest standard.
Irmingland is a tiny hamlet less than a mile from the village of Corpusty which has a shop, post office, pub and excellent primary school. It is six miles from the Georgian market town of Holt, five miles from Aylsham and three miles from Blickling Hall. It has easy access to Norwich International Airport ten miles away.
It is an idyllic location but not an isolated one.
The barn has a large master bedroom suite, dressing room and bathroom on the first floor and three further double bedrooms, a bathroom and cloakroom on the ground floor. It has a large sitting room, large reception / dining hall and large dining kitchen. The utility room off the kitchen leads into a double garage and workshop.
Detailed planning consent has been obtained for an extension which is for two large bedrooms and a bathroom, and the plans are available to a prospective buyer. The extension could be for further living rooms rather than bedrooms if that was the buyer's wish.
It is truly paradise here with every window in the house looking onto a perfect view. There are truly no snags - we are only selling to move closer to family.
