Late 18th century converted stone Bergerie, large stone barn for conversion, heated and covered pool, 5,500 m2 (approx. 1.35 acres) of beautiful countryside. Located amidst chateaux, just outside the picturesque medieval town of Pezenas, 20 minute drive to the Mediterannean.

The barn has a 100m2 ‘footprint’ and sufficient height for two floors with high ceilings. There are beautiful features such as two stone columns (perfect for supporting the second floor) and dressed stone doorway and windows. These were presumably recycled from a much older and grander building. The upper floor would offer stunning views of the surrounding countryside and the Cevennes. There would be ample space for four gites, which would benefit from an extended letting season (March to November) due to the heated and covered pool. There is a high demand in the area for tourist accommodation, as Pezenas continues to attract more visitors every year. Alternatively, the barn could be converted into a spacious home, artist’s studio and workshop, or loft style apartment with gite accommodation on the lower floor.

While work is being carried out on the barn, the Bergerie offers a comfortable and convenient place to live. No caravan required!

The Bergerie has a large living room (40 m2) with a wood burning stove, terracotta tiled floor and beautiful beamed ceiling. French doors lead out onto the terrace, overlooking the pool. The kitchen is fully equipped with a stainless steel double oven and ceramic hob, double 'Belfast' sink with double drainer, and ceramic tiled floor.

The main bedroom has dual aspect, built-in wardrobe and storage, 'parquet' floor and is adjacent to the main bathroom.

The spacious bathroom has a bath, separate shower, WC, hand basin and ceramic tiled floor. There is space and plumbing for a washing machine, with storage shelves above.

The second bedroom also has dual aspect, built-in wardrobe, 'parquet' floor, en-suite with shower, WC and hand basin. An exterior door allows the room to be used independently.

There are telephone sockets in the living room and bedrooms, broadband internet is available.

The property has its own well (drinking water) with sand filtration system. There is adequate water to supply the house, pool and irrigation for the garden if required.

The gardens comprise of a landscaped area around the barn and Bergerie, a meadow that was once a vineyard, numerous fruit trees and adequate space for a tennis court or the proverbial pony.

The pool is 10m x 5.5m (33ft x 18ft) surrounded by natural Aix stone.

With 300 days sunshine per year, the solar heating and cover will keep the pool at a comfortable temperature practically all year round. The pool cover is top of the range, custom made by Swim All Seasons. All the sides slide open and there are doors at both ends. The two middle sections are retractable, to open the pool to the sky. The cover keeps pool maintenance and cleaning to a minimum, and is guaranteed for ten years, eight of which remain.

Pezenas is in the Herault department of Languedoc Roussillon in the South of France and is about one hour from Montpellier airport and 90 minutes from the airports at Nimes, Perpignan and Carcassonne.
